Conservative Risk Management
We lend at a maximum 75% LTV using 180-day valuations — typically 10–15% below open market value. This creates an effective look-through LTV of just 59% at outset, meaning your capital has significant protection even in a falling market.

We send you a detailed term sheet covering the property, borrower background, LTV, rate, term and exit strategy. Review at your own pace.
Make Your Pledge
Once satisfied, confirm your investment amount. We call in funds and the loan completes.
Receive Monthly Income
Interest is paid by the 10th of each month, with a full statement showing your loan-by-loan breakdown.
Capital Returned
When the loan redeems, your capital is returned in full, ready to redeploy into the next opportunity.

RICS-Accredited Valuations
All valuations are conducted by RICS-accredited surveyors. We often use 180-day values — 10–15% below open market — for added conservatism.

We retain interest at completion, reducing the net loan amount by ~12% and providing additional security from day one.
